Buying Property in Johor Bahru as a Foreigner? 4 Things to Know First

Buying property in Johor Bahru as a foreigner involves more than choosing the right location or comparing house prices. Before making a decision, here are four important things worth checking.

1. Can Foreigners Buy Property Below RM1 Million?

It may be possible for some eligible purchases, but a low advertised price alone does not confirm that a foreign buyer can buy the unit. Foreign purchases are subject to state regulations, minimum purchase prices, property restrictions and applicable exceptions.

Ask your conveyancing lawyer to check the exact unit and any required approval before paying a booking fee. The useful question is whether that particular property qualifies for your purchase.

2. What Are the Actual Costs of Buying Property?

The property price is not the total purchase cost. You should also allow for stamp duty, legal fees and other applicable charges. State approval charges and loan-related expenses may also affect the amount of cash you need.

Ask for a written breakdown for your transaction, rather than assuming a quoted package covers everything. Keep your deposit and purchase expenses separate when planning the budget.

The Foreign Buyer Costs guide explains the main items to check beyond the property price.

3. Can Foreigners Get a Housing Loan in Malaysia?

Foreigners can apply, but financing is assessed individually. Your income source, residency status, credit profile, existing debts and the bank's requirements all matter. Eligibility to buy does not guarantee loan approval.

Have a bank assess your documents before relying on a loan amount. Knowing how much you may need to pay from savings helps you set a realistic shortlist.

4. How Do I Verify a Registered Property Agent?

You can check a Real Estate Negotiator's (REN) registration details in the official LPPEH directory. Compare the registered name, photograph, REN number, agency and status with the person you are dealing with.

You can also contact the agency independently to confirm their attachment. An Active REN status does not, by itself, prove that a listing or payment instruction is genuine.
