Summer Suites, officially named Residensi Bukit Meldrum, is a freehold serviced apartment in the JB city-centre corridor. Its main appeal is not simply “near RTS”; it is the choice between a compact dual-studio, a conventional 2+1-bedroom home, and a larger 3-bedroom dual-key layout.
Why it may be worth considering
Unit types and pricing
The three layouts serve different needs. Type A is a 3-bedroom dual-key unit, Type B is a conventional 2+1-bedroom home, and Type C is a compact dual-studio unit.
| Type | Built-up | Layout | Units | Selling price |
|---|---|---|---|---|
| Type A | 912 sq ft | 3 bedrooms, 3 bathrooms Dual key | 136 | RM915,000–RM1,068,000 |
| Type B | 808 sq ft | 2+1 bedrooms, 2 bathrooms | 204 | RM780,000–RM922,500 |
| Type C | 599 sq ft | Dual studio, 2 bathrooms | 408 | RM620,000–RM728,000 |

Location and everyday access
A planned covered walkway connects towards the RTS and CIQ within 850 metres, while JB CIQ is approximately 1.0 km away. JB City Square is about 2.4 km away, Komtar JBCC 2.6 km, Plaza Pelangi 2.9 km, KSL City Mall 3.8 km and Mid Valley Southkey 6.6 km.
For a buyer who crosses the border frequently, that city-centre positioning is the main reason to shortlist Summer Suites. Still, “within 850m” is not the same as stepping directly into the station: before deciding, I recommend checking the actual walking route, weather protection and last-mile experience on site.
Facilities and building systems
The development includes 20 facilities, including a half-Olympic swimming pool, children’s pool, jacuzzi, gym, outdoor gym, sauna, co-working space, social lounge, media room, multipurpose hall, BBQ area, children’s playground and learning centre.
It also highlights sound-reducing windows, digital-key and facial-access functions, vehicle-plate recognition, visitor tracking, bill-payment and feedback functions through its property-management system, plus an automated waste-collection system. These are useful features, but the final operating quality will depend on management, maintenance and the completed implementation.
Who may find Summer Suites suitable?
Worth shortlisting if you are...
- A frequent Singapore commuter who values access to the JB CIQ and RTS corridor.
- An own-stay buyer looking for a compact city home close to shopping and daily conveniences.
- A buyer with a clear use for a dual-key or dual-studio layout, such as privacy between family members or flexible occupancy.
- An investor prepared to assess realistic tenant demand, operating costs and nearby competition.
Sam’s take
Summer Suites is strongest for buyers whose daily life genuinely benefits from the JB city-centre and cross-border corridor. The three layouts also create clearer choices than a one-format project: Type B is more conventional for own stay, while Types A and C offer separation and flexibility.
The trade-off is that this remains a 748-unit serviced apartment scheduled for completion in 2029. I would compare the layout, actual walking route, maintenance cost, financing and likely tenant profile before discussing rental return. The right question is not whether Summer Suites is “the best project”, but whether its location and layout solve your specific need.
