Buyers who work in Singapore's western corridor — Tuas, Jurong, Pioneer — or who want the least congested Singapore crossing, consistently end up comparing two options: Sunway City Iskandar Puteri and Forest City. Both sit near the Second Link (Tuas) expressway. Both are large-scale integrated developments. But they are very different propositions, built for different buyer profiles. This guide compares them directly.

Location and Second Link access

Sunway City Iskandar Puteri is approximately 5km from Singapore via the Second Link expressway, located in the western part of Iskandar Puteri on the Malaysian mainland. It is within Iskandar Puteri's established land mass, with road connectivity to the broader Johor road network.

Forest City is located on reclaimed islands off the coast of Iskandar Puteri, accessed via the Coastal Highway Southern Link and approximately 5km from Singapore via the Second Link. Forest City is on man-made island land — a fundamentally different physical context from any other development in Johor.

Both offer comparable Second Link travel times. The practical difference is that Sunway City sits within the established Iskandar Puteri land mass with mature road infrastructure, while Forest City is on an island that requires crossing onto and off the island — convenient within the Forest City ecosystem but more isolated from the broader Johor mainland network.

The SFZ advantage: Forest City's unique designation

Forest City's most important competitive advantage over Sunway City — and over every other development in Johor — is its Special Financial Zone (SFZ) designation. The SFZ is a specific financial sector zone within the broader JS-SEZ framework, offering a flat 15% income tax rate for knowledge workers employed by qualifying financial sector companies, streamlined work pass procedures, and an SFZ-specific MM2H track.

For foreign buyers — particularly Singaporeans, Hong Kong residents, and Chinese nationals — the SFZ MM2H track and financial sector employment incentives make Forest City a uniquely positioned development that no other township in Johor can match. If your reason for being in JB is connected to financial sector employment or you want the SFZ MM2H pathway, Forest City is the only option.

Sunway City does not have SFZ designation and cannot offer the SFZ MM2H track. For buyers for whom SFZ is not a primary consideration, this distinction is less relevant.

Lifestyle and community maturity

Sunway City has the stronger current community — 125,000 residents, workers, and students, an established F&B scene, mature school ecosystem, and a mainland location that connects naturally to the wider Johor lifestyle. It feels like a functioning city district, not just a development in progress.

Forest City's community is still building out following its early-period oversupply challenges. The physical environment is striking — island living with golf courses, beach access, and ambitious architecture — but the daily community feel is thinner than Sunway City's at this point in time. Forest City is a longer-term bet on island lifestyle maturation, whereas Sunway City is a more established proposition today.

Property type: landed vs high-rise

Sunway City offers landed homes within its masterplan — a product type Forest City cannot offer due to its island density requirements. For buyers who want landed property near the Second Link, Sunway City is the only major integrated township that can deliver this. Forest City is fundamentally a high-rise and villa development.

For buyers who are comfortable with high-rise living and want the lowest possible entry price near the Second Link, Forest City's high-rise units start at lower price points than Sunway City's landed homes.
