If you want a landed property in Iskandar Puteri, your budget does not only decide the size of the house. It also decides whether you are choosing a terrace, cluster or Semi-D, and whether you should prioritise a mature township or a brand-new home.
| Budget | What you can generally target | Examples or next comparison |
|---|---|---|
| Around RM1M | New terrace or selected subsale terrace | Estuari ParkHomes 2 and KSL Riveria Garden |
| Around RM1.5M | Larger terrace, selected cluster, or established-township subsale | Compare house condition, land, renovation and location |
| Around RM2M | Larger cluster or selected entry-level new Semi-D | Mature township cluster versus Estuari Greens-type Semi-D |
Actual asking prices, developer packages and available units change. Treat each band as a shortlist guide and verify the exact property before deciding.
Around RM1M: start with terrace homes
At around RM1 million, the practical starting point is usually a terrace house. Buyers can compare brand-new projects with selected older terraces, but the trade-off is not simply “new is better”.
A new home may reduce immediate repair work. An older home may give you a mature street, an actual neighbourhood you can inspect and sometimes renovation already included.
I have compared this level in detail in What Landed Property Can RM1 Million Buy in Iskandar Puteri?, using Estuari ParkHomes 2 and KSL Riveria Garden as real examples. That guide explains the space, school and Singapore-access differences, so I will not repeat the full comparison here.
Around RM1.5M: more choices, but not automatically Semi-D
RM1.5 million is where the shortlist becomes wider. You may find a larger terrace, a cluster house, a newer cluster product or a subsale home inside an established township.
But do not assume RM1.5M always means Semi-D. Property labels can distract buyers from the actual value. A well-positioned cluster with usable side space, a good layout and a mature community may work better than stretching for the cheapest possible Semi-D.
At this level, compare five things: land and built-up size, renovation required, township maturity, daily school or work journey, and your comfortable monthly commitment. Our Horizon Hills vs Eco Botanic vs East Ledang comparison helps explain why location and township character can matter as much as the house type.
Around RM2M: better cluster or entry-level Semi-D?
This is the most important decision in this budget guide. Around RM2 million does not automatically create a large list of new Semi-D homes. In many cases, you are still comparing larger cluster houses, premium terraces and limited Semi-D choices.
Estuari Greens is one useful real example. The current official product is a freehold two-storey Semi-D on land from 40'×80', with built-up from about 3,065 to 3,150 sqft. Public pricing currently begins around RM1.97 million, although the final price depends on the exact type, lot and current package.
That does not make it automatically better than a RM1.7M cluster in a more mature township. The Semi-D may give more land, privacy and long-term family space. The cluster may give a more established environment, shorter daily travel or a lower financial burden.
What should your extra RM500,000 actually buy?
When moving from RM1M to RM1.5M, or RM1.5M to RM2M, ask what improves in your family's daily life:
- Do you get a bedroom that parents can use without stairs?
- Does the extra land create useful privacy or only more maintenance?
- Will the location reduce school runs or Singapore commuting time?
- Is renovation already included, or must you keep another large cash budget?
- Can you still hold a comfortable emergency fund after buying?
If the only improvement is the word “Semi-D”, stretching the budget may not be worthwhile.
Sam's View
Do not stretch from RM1.5M to RM2M simply because you want the Semi-D label. First decide whether the additional land, privacy and space genuinely improve your family lifestyle.
A RM1.7M cluster in a mature premium township can be the better home for one family. A new Semi-D close to RM2M can be better for another family that needs more land and plans to stay long term. Compare what the money changes, not only what the property is called.
