If you have around RM1 million and are looking for a brand-new landed home in Iskandar Puteri, there are still options in 2026.

Two projects worth comparing are Estuari ParkHomes 2 near Puteri Harbour and KSL Riveria Garden.

Both are freehold landed developments around the RM1 million price range. But buyers should not compare them based on price alone.

The bigger question is:

Which one fits your family's daily lifestyle better?

1. Which Gives You More Space?

If your priority is more space within your RM1 million budget, Estuari ParkHomes 2 has the advantage.

Its 22'×75' terrace is wider and longer than Riveria Garden's 20'×70', with approximately 2,369–2,439 sqft of built-up space.

For a young couple, the difference may not be very important today.

But if you have two or three children and plan to stay for the next 5–10 years, that additional space may become more valuable as the children grow older.

On the other hand, if 20'×70' is already enough for your family, Riveria Garden may allow you to keep your purchase closer to your original budget.

Bigger is not automatically better if you don't need the extra space.

2. Which Is Better If You Work in Singapore?

This is where KSL Riveria Garden becomes more interesting.

From my experience travelling around Iskandar Puteri, Riveria Garden is better positioned for buyers who want flexibility towards both the First Link and Second Link.

That can be useful if you work in Singapore regularly. Depending on where you are going and the traffic conditions, having more than one practical route can matter.

Estuari ParkHomes 2 is positioned further towards the Puteri Harbour–Medini side, making it particularly convenient towards the Second Link.

So if Singapore commuting is your main priority, I would give Riveria Garden stronger consideration.

If most of your lifestyle is around western Iskandar Puteri and you normally use the Second Link, ParkHomes 2 remains convenient.

3. What If My Children Attend International School?

For families with children studying around Medini and EduCity, I would give Estuari ParkHomes 2 the advantage.

The surrounding area has several international-school options, including Marlborough College Malaysia, Raffles American School and Stellar International School.

Riveria Garden can still access these schools without a problem.

The difference is that ParkHomes 2 is simply closer to this education cluster.

For parents doing school runs twice every weekday, location can eventually become more important than a small difference in property price.

ParkHomes 2 is also better positioned for families whose daily activities are around Puteri Harbour, Medini and Sunway Iskandar. You can also read the full Estuari township guide for more context on the area.

4. Do You Prefer Lower Density or More Facilities?

This is another difference that is easy to miss when looking only at floor plans.

Estuari ParkHomes 2 is planned at approximately 8 units per acre.

Riveria Garden's inaugural precinct works out to approximately 10.7 landed residential units per acre, based on 1,074 landed homes across 100 acres.

The difference isn't huge, and I wouldn't call Riveria Garden a high-density landed project.

But ParkHomes 2 is still the lower-density option.

For buyers who value fewer homes, more breathing space and a quieter landed environment, this may be important.

Riveria Garden offers something different: The Wawari Club, with facilities such as swimming, gym, badminton, pickleball and community spaces.

So this decision is quite personal:

Lower-density residential environment → ParkHomes 2

More clubhouse and community facilities → Riveria Garden

Sam's View

If you ask me which project is better, I don't think there is one answer for everyone.

For a family with children, especially one looking for international schools, more space and a lower-density environment, I would give Estuari ParkHomes 2 stronger consideration.

For someone working in Singapore who cares more about road connectivity and having flexibility between the First and Second Link, KSL Riveria Garden may be the more practical location.

At around RM1 million, don't only ask:

"Which house gives me more?"

Ask:

"Which house makes my family's daily life easier for the next 5–10 years?"

That is usually the more important question.
