Ascent Park's 25' × 70' two-storey terrace starts from RM1.353 million. When Estuari ParkHomes 2 and KSL Riveria Garden offer new terrace homes around RM1 million, is Ascent Park simply overpriced?
The fair question is not only, “Which one is cheaper?” It is:
What explains the additional RM300,000-plus?

1. Ascent Park Is a Larger Product
Ascent Park's 25' × 70' house is not a direct like-for-like comparison with a 22' × 75' Estuari ParkHomes 2 home or a 20' × 70' KSL Riveria Garden home.
The frontage is three feet wider than Estuari ParkHomes 2 and five feet wider than KSL Riveria Garden. At about 2,761 sq ft, the Ascent Park home also has roughly 300–500 sq ft more built-up area than these two alternatives.
More floor area generally means more structure, materials, finishes and internal space to deliver. Construction cost is not the only component of a developer's selling price, but it is one reason the total price cannot be compared without first comparing the product size.
This is why RM1.353 million should not be read as “the same terrace house, but RM350,000 more expensive.” It is a wider and larger house.

2. The Location Has a More Prime and Visible Position
Ascent Park sits along the Jalan Marlborough side of Bandar Wawari, directly facing the international-education corridor around Marlborough College Malaysia. Raffles American School is also within the wider EduCity and Iskandar Puteri education catchment.
The important distinction here is visibility, not simply accessibility. Ascent Park has a more obvious main-corridor presence. Estuari ParkHomes 2 and KSL Riveria Garden are still accessible, and each can provide a practical daily route, but their residential positions are more set back from this highly visible school-facing corridor.
A prominent position close to established international schools is difficult to reproduce elsewhere. This land-position difference is another reason Ascent Park is not priced in exactly the same category as the other two projects.
3. Ascent Hub Adds a Wider Commercial Catchment
The planned Ascent Hub commercial component sits beside the wider Ascent Park development. With more than 100 planned shop units, it is intended to be more than a small row of neighbourhood shops.
Its potential customer base is not limited to Ascent Park residents. It can also draw people from nearby Bandar Wawari neighbourhoods and the international-school corridor. That wider catchment is important because recognised brands and useful daily services normally need more demand than one residential precinct can provide.
If occupied with the right business mix, Ascent Hub can add food, services and daily convenience to the surrounding area. This gives Ascent Park a different value position from a project that is mainly residential.
However, buyers should separate planned potential from present-day convenience. The commercial component is part of the value story, but its final tenant mix, opening timeline and level of activity should not be treated as guaranteed today.
What About Nearby 25' × 70' Subsale Homes?
Another useful comparison is not only with new homes around RM1 million, but also with nearby subsale properties of a similar 25' × 70' size.
Some nearby 25' × 70' resale asking prices already begin around the RM1.2 million to RM1.3 million range, depending on the township, condition, renovation, facing and lot. This does not prove that every Ascent Park unit is cheap, but it shows that a larger frontage in this part of Iskandar Puteri is already being positioned above the basic RM1 million terrace category.
Asking price is not the same as a completed transaction. A serious comparison should look at the exact house condition and recent transacted evidence before using a subsale listing as a benchmark.
So, Is Ascent Park Overpriced?
My view is that Ascent Park is not automatically overpriced; it is positioned differently.
The 25' × 70' home is larger, the frontage is wider, and the location has a more prominent relationship with the international-school corridor. The planned Ascent Hub also gives the development a broader commercial story than a purely residential project.
But this does not mean it is automatically better value for every buyer. If you do not need the additional space, school proximity or this location position, Estuari ParkHomes 2 or KSL Riveria Garden may be the more sensible purchase. The price difference has reasons; whether those reasons are worth paying for depends on what you actually need.
