The freehold tenure is Horizon Hills' strongest structural advantage. In a market where land scarcity in established communities is real, freehold land in a mature Iskandar Puteri neighbourhood has consistently held and grown in value. The golf course setting creates a quality of environment that is difficult to replicate and adds genuine premium to the units facing or near the fairways.

The limitation of Horizon Hills is availability — resale stock is limited and priced accordingly. New launches within the community are priced at a premium that reflects the established status. Buyers entering at current prices need a longer hold period to capture meaningful appreciation versus earlier entry points.

Eco Botanic: nature theme, strong community, competitive pricing

Eco Botanic is SP Setia's flagship Iskandar Puteri township. Positioned around a botanical garden concept with extensive parks and greenery, it offers freehold tenure at generally lower entry prices than Horizon Hills. The community has matured well — amenities, F&B, and the surrounding ecosystem have developed, and the resident community is established.

Eco Botanic appeals to buyers who want freehold landed property with a nature-oriented lifestyle at a more accessible price than Horizon Hills. The design quality of the homes is strong, and SP Setia's execution in Iskandar Puteri is well-regarded. For families who want a ready-to-move-in community with established infrastructure and greenery, Eco Botanic is one of the most well-rounded options in the market.

The limitation is that the most desirable phases have already been launched, and the remaining new units within the masterplan are more limited than in Sunway's larger township.

Sunway City Iskandar Puteri: integrated township, school-in-township advantage

Sunway City's differentiator is the integrated ecosystem — an on-site international school, hotel, wellness facilities, F&B, and commercial amenities all within the same 2,000-acre development. The Build, Own, Operate model means Sunway has a direct stake in maintaining the quality of those assets, which is a structural advantage over townships where the developer sells everything and exits.

For families where having Sunway International School within the township is a priority, Sunway City is the only option that delivers this. No other community in this comparison has an international school on-site at this scale.

The leasehold tenure is the primary structural disadvantage. For buyers who would otherwise choose freehold, this is a meaningful trade-off that affects long-term capital preservation. The second limitation is location maturity — the Second Link western corridor is less developed than the Nusajaya core where Horizon Hills and Eco Botanic sit.

Which should you buy?

Choose Horizon Hills if: freehold tenure and maximum capital preservation are your top priorities, you want a golf course community, and you are comfortable paying a premium for established maturity.

Choose Eco Botanic if: you want freehold landed property in a mature, nature-themed community with strong design quality at a more accessible price than Horizon Hills.

Choose Sunway City if: having Sunway International School within your township is a priority, you work near the Second Link, and you value the integrated lifestyle ecosystem over freehold tenure.
