Medini vs JB City Centre Condo in 2026: Which Offers Better Investment Value?

Entry price, tenant demand, short stays and net rental return compared without the sales hype.

Lower PSF can improve yield only when the unit earns enough rent and stays occupied. Higher PSF can still work when demand is deeper and more consistent.

Why buyers compare these locations

Selected new or prime JB city-centre condos can be marketed close to or above RM1,000 psf, especially where buyers pay for CIQ access, city convenience or the RTS story. This does not mean every JB town condo is RM1,000 psf; older and less central projects can be much lower.

In Medini, many current asking prices remain around RM400 to the mid-RM600s psf, depending on project and unit size. See the September 2026 Medini price snapshot.

Could Medini produce a higher ROI?

It is possible, never automatic. Gross yield is annual rent divided by purchase price. A lower price can lift the percentage even when monthly rent is lower, but compare net yield after maintenance, sinking fund, furnishing, repairs, assessment, quit rent, management and vacancy.

A simple illustration

A RM450,000 Medini unit rented at RM2,200 per month gives about 5.9% gross yield before costs. A RM750,000 JB-centre unit rented at RM3,200 gives about 5.1%. These are illustrations—not current rental promises—and the result changes with rent, vacancy and costs.

Short stay and family demand

A family visiting LEGOLAND may prefer two or three bedrooms, a kitchen and parking. That may support larger units, but verify real bookings or signed tenancies in the exact building. Check current building rules before assuming Airbnb is permitted, then include cleaning, utilities, platform fees, linen and management in the calculation.

Seven questions before investing

  1. Who is the exact tenant or guest?
  2. What rent is supported by current evidence?
  3. How many similar units compete in the building?
  4. Is short-term rental permitted?
  5. What is the net yield after every recurring cost?
  6. Can you hold through weak months?
  7. Are you buying for cash flow, growth, personal use or a mixture?

My view

JB city centre offers a stronger central-location and commuter story. Medini offers lower entry prices and a family, education, healthcare and leisure story. The better investment is where price, demand and operating strategy match—not whichever brochure shows the highest projected ROI.

Frequently Asked Questions

Is Medini definitely higher yielding than JB town?

No. It is a possibility created partly by lower entry prices. Compare actual net income, costs and vacancy.

Is JB city centre safer because of RTS?

RTS may support connectivity and demand, but investors still face entry-price, supply and execution risks.
