If you are looking at landed property in Iskandar Puteri, you will eventually come down to three names: Horizon Hills, Eco Botanic, and East Ledang. All three are freehold, gated, and established. But they serve different buyers. Here is a clear-eyed comparison so you can decide where to focus your search.

The quick version

If you want the detail behind that summary, read on.

Horizon Hills

Horizon Hills is developed by Gamuda Land and UEM Sunrise — two of Malaysia’s most credible township developers. The development is built around an 18-hole championship golf course and spans roughly 1,200 acres with multiple precincts (The Peak, The Fairway, The Clubhouse, The Garden, etc.), each with its own character and pricing.

What it offers:

Who it suits: Golf-playing families, buyers who want an established community with a track record, and those who value the prestige of the Gamuda Land brand. Also suits foreign buyers (above RM 2M threshold) who want a recognisable name for resale purposes.

Price range (2026): Terrace homes from RM 1.4M; Semi-D from RM 2.2M; Bungalows from RM 3.5M. Golf-fronting units carry a RM 200K–RM 500K premium.

Commute to Second Link: approximately 15–20 minutes by car.

Eco Botanic

Eco Botanic is developed by Eco World Development — a developer known for nature-themed, family-centric townships. The development spans approximately 1,000 acres and centres on a 100-acre Central Park, lake, and extensive pedestrian park connectors. The brand emphasis is on greenery, health, and community.

What it offers:

Who it suits: Families with school-age children (the school proximity is a major draw), buyers who want a greener environment than a golf course township offers, and those at a slightly lower budget who still want a credible gated township. Also suits Malaysian buyers who prioritise practical amenities over prestige address.

Price range (2026): Terrace homes from RM 1.2M; Semi-D from RM 2M; Bungalows from RM 3M. Cluster homes available from RM 1.5M.

Commute to Second Link: approximately 20–25 minutes by car.

East Ledang

East Ledang is developed by UEM Sunrise and is the most exclusive of the three. It is a smaller, lower-density enclave with a single precinct character — quiet, private, and premium. Plot sizes are larger on average than equivalent-tier units in Horizon Hills or Eco Botanic, and the overall population density is lower.

What it offers:

Who it suits: Buyers who want the largest possible land area for their budget, and who prefer quiet over convenience. Retirees and empty-nesters do particularly well here. Foreign buyers looking for a prestige address with maximum privacy. Less suited to families who need daily walkable amenities.

Price range (2026): Semi-D from RM 2.5M; Bungalows from RM 4M. There is very limited terrace supply.

Commute to Second Link: approximately 20–30 minutes by car, depending on precinct.

What foreigners specifically need to know

All three townships have sold units to foreign buyers — Singaporeans, expats, and MM2H holders are all represented in each community. The RM 1 million minimum purchase price for foreigners buying landed property in Johor means most terrace homes at the upper end, semi-detached, and bungalow units are within reach of eligible foreign buyers.

For Singaporean buyers in particular, Horizon Hills is the most internationally recognised name and tends to be the easiest to explain to family and friends. Eco Botanic is increasingly recognised among younger Singaporean families relocating for school costs. East Ledang is less well known internationally but highly regarded among Malaysian buyers who know the market.

The decision framework

Rather than declaring one township winner, here is how to narrow your choice:

Many buyers tour all three before deciding. That is a good approach — the feel of each township is hard to convey in words, and the right choice often becomes obvious once you drive through the streets and see how the communities live.
