Forest City MM2H: Buy a Property, Retire Somewhere Else?

Short answer: If you are aged 50 or above, Forest City Special Financial Zone (SFZ) MM2H may offer a way to meet a property requirement while keeping more retirement savings available. But buying a Forest City home and renting elsewhere only makes sense if the latest programme rules allow your plan and the long-term costs work for you.

Many people want to retire in Malaysia. Some like Kuala Lumpur. Others prefer Johor Bahru, where they can enjoy a slower daily routine. But does the home you buy for MM2H have to be the home you actually live in?

Here is an idea worth checking: buy an eligible Forest City property for SFZ MM2H, rent it out if permitted, and rent your own home in the part of Malaysia you prefer. This is a retirement planning idea, not a promise of rental returns or visa approval.

1. The MM2H cost is more than the property price

Under the National MM2H Silver category, the stated fixed deposit is USD150,000 and the minimum residential property purchase is RM600,000, subject to current rules. That does not mean a RM600,000 home will suit your retirement.

Depending on the area, a RM600,000 apartment may be smaller than you want or far from the places you visit often. You may prefer a larger home or a different neighbourhood. In some areas, the home you truly want may cost RM1 million or more.

So the better question is: How much money do you need to commit to MM2H, and will you enjoy living in the property you buy?

2. Forest City SFZ vs National Silver MM2H

Key pointNational SilverForest City SFZ (age 50+)
Fixed depositUSD150,000USD32,000
PropertyFrom RM600,000 under stated programme rulesEligible Forest City property only; RM500,000 is an example, not confirmed eligibility
Pass duration5 years, renewable10 years, renewable
Important trade-offHigher deposit; wider location choiceLower deposit for age 50+; restricted property choice

The fixed deposit difference is USD118,000. It is a big difference for someone planning retirement. The deposit is still your money, but it is restricted. Any permitted withdrawal has conditions.

Important: SFZ MM2H is a special category. You cannot assume that any cheap Forest City resale unit qualifies. Confirm the current minimum price, approved purchase method, age conditions and property rules before paying a booking fee.

3. Buy in Forest City, but rent where you want to retire?

Imagine you buy a qualifying Forest City apartment for RM500,000. You then rent it out for RM1,500 a month. You rent a more comfortable home in Johor Bahru or Kuala Lumpur for RM3,000 a month.

Example monthly cash flowAmount
Rent received from Forest City+RM1,500
Rent paid for your own home−RM3,000
Estimated Forest City holding costs−RM400
Net monthly housing cash outflowRM1,900

These are sample numbers only. RM1,500 is not a verified market rent or a guaranteed tenant. The calculation does not include vacancy, repairs, tax, insurance, buying fees, financing or the cost of the MM2H application.

But the idea is easy to understand: you may keep more savings available and choose a home based on your daily life, rather than only on a visa property requirement.

Check the actual unit, its title and rental conditions. Do not rely only on the purchase price.

4. Why not simply buy a RM1 million home?

Buying your retirement home has real benefits. You have a place of your own. You do not have to renew a tenancy, move because the owner wants to sell, or worry about rising rent.

On the other hand, renting lets you try different areas. You could live in Johor Bahru first and move later if your family or health needs change. A smaller property purchase may also leave more money available for travel, healthcare or unexpected expenses.

Neither choice is always cheaper. Buying a RM1 million home ties up more money in property, but renting for many years also costs money. The right answer depends on your plans and how long you expect to stay.

5. What could go wrong with this strategy?

If you are still deciding where to live, explore the Iskandar Puteri area guide and other Johor property guides.

6. Who might find this useful?

This idea may suit a retiree aged 50 or above who wants to keep more cash available, does not yet know which city to settle in, and is comfortable owning a property they may never live in.

It may be a poor fit if you want a permanent home, dislike paying rent, need to sell your property quickly, or do not want the risk of owning a unit in Forest City.

Frequently asked questions

Can I buy in Forest City and live in Kuala Lumpur?

This may be possible, but you must confirm the latest SFZ MM2H residence conditions with the relevant authority and a licensed MM2H agent before buying.

Can I rent out my Forest City MM2H home?

Do not assume rental is automatically allowed. Check your MM2H approval conditions, developer terms, building rules and local requirements first.

Can I use a cheap Forest City resale apartment for SFZ MM2H?

Do not assume so. Check the latest eligible purchase channel, property price threshold and unit requirements before paying any booking fee.

Is the USD32,000 deposit for everyone?

No. The USD32,000 fixed deposit is the stated SFZ MM2H amount for applicants aged 50 or older. Requirements for younger applicants differ.

Is Forest City SFZ MM2H always cheaper than Silver MM2H?

Not necessarily. A lower fixed deposit does not remove property purchase costs, rental expenses, maintenance, vacancy, currency risk or long-term resale risk.

Final thoughts: plan your lifestyle first

Your MM2H property does not always have to be your dream retirement home. But a lower deposit or cheaper apartment is not automatically the best financial decision.

Think about where you want to live, how much money you want to keep available, and whether renting or buying makes more sense over the next ten years.

Programme figures are based on the stated National MM2H and SFZ categories. Rules can change. Check current MOTAC and Johor requirements and obtain licensed MM2H and legal advice before making a purchase. This is general property education, not visa or investment advice.
