Sea view or garden view — which should you choose?
This is the question I get most often from highrise buyers who have not yet visited, and the honest answer is that they feel very different when you are actually standing on the balcony.
Sea view units on upper floors face the Strait of Johor. On clear days you see open water stretching toward the Indonesian coastline, with a wide, unobstructed horizon. The sunrise from these units is exceptional. The sense of space and openness is hard to replicate anywhere in Johor, and these units tend to be priced at a premium and attract strong interest from buyers who have visited in person.
Garden view units face the island's internal tropical landscaping — pools, palm trees, lagoons, and the lush green corridor that runs through the development. This view has a different quality: quieter, more sheltered, more resort-like. Families with young children often prefer it. The visual environment is closer to looking out over a tropical resort garden than an open seascape.
One important clarification worth making: the golf course and the highrise residential blocks are in different parts of Forest City, roughly 1.5km apart. The Golf Villas sit directly adjacent to the golf course fairways — that is a villa product, not a highrise. Highrise units do not have golf course views. The view options for highrise buyers are sea-facing or garden-facing, and the right choice depends entirely on which visual environment you want to wake up to.
Lower floors and inward-facing units are priced more accessibly and work well for buyers whose priority is the island environment and resort facilities rather than a specific view from their balcony. The pools, gym, tennis courts, sky garden, and BBQ areas are accessible regardless of floor or orientation.
The honest guidance: visit before you decide on orientation. Photos do not capture how different sea-facing and garden-facing feel when you are standing on the balcony. A site visit takes half a day and removes the guesswork entirely — I can arrange one for you.

Why the 1-bedroom is popular with MM2H applicants
Forest City has its own dedicated MM2H pathway — the SFZ MM2H — which requires buyers to purchase one residential unit directly from the developer with no minimum purchase price. This makes the 1+1 bedroom units, starting from around RM550,000, among the most accessible entry points for long-term residency in Malaysia that currently exist.
The practical logic is straightforward: you satisfy the MM2H property requirement, you hold a unit on a duty-free island with resort facilities and an internationally ranked golf course, and you have a base in Malaysia that is 5 minutes from the Second Link crossing into Singapore. Whether you use it seasonally, as a full-time base, or as a pied-—-terre while your primary life is elsewhere, the 1-bedroom configuration handles all three scenarios without the maintenance overhead of a larger unit.
