Bandar Wawari is early-stage — but it is not speculative in the way that greenfield townships 20 kilometres from the nearest amenity are speculative. The surrounding residential base already exists. The road access is already built. The schools are already operating. The developers are already on site.

The question for any buyer is timing: how early is early enough to benefit from appreciation, and how early is too early that the township still feels incomplete— That answer differs depending on whether you are buying to live, to rent, or to hold.
